What is a Composite Screened Room?

A composite screened room is a deck frame with walls and a roof framed on top – fully screened in and wrapped in PVC to make every exposed surface maintenance-free. When we say composite, we mean that everything visible – the roof rakes, fascia, walls inside and out – is wrapped in PVC trim material so it never needs painting, staining, or sealing. You hose it off if it gets dirty, and that’s about it.

How It's Built
Framing: All wall framing is 2×6 pressure-treated lumber. The floor system uses 2×10 pressure-treated framing – the same structural standard we use for our decks. This isn’t a light-duty structure. When you add walls and a roof on top of a deck frame, you’re adding significant load, and the framing needs to be built to carry it.
Foundation: Foundation is critical on a screened room build. We use big-foot concrete footings or Techno-Post helical piers depending on site conditions. Every column of weight – from the roof down through the walls to the floor – needs to land on a properly sized footing. Contractors who skip this step end up with screened rooms that sag, shift, or in worse cases pull away from the house.
PVC Wrapping: Every exposed surface is wrapped in PVC: the roof rakes, fascia, and the walls on both the interior and exterior. The PVC trim is what makes the room truly maintenance-free. The pressure-treated framing does the structural work; the PVC does the finish work.
Decking: The floor surface is TimberTech composite decking – the same material we use on our standard decks. It’s the right surface for an exterior application that sees foot traffic, moisture, and New England weather year-round.
Screening: The screening system uses fiberglass mesh screen. It holds up well in exterior conditions, resists tearing better than aluminum screen, and gives the finished room a clean, consistent appearance.

Wall Height Options
Not every screened room looks the same. We offer three wall configurations depending on the homeowner’s preference and how the room is being used:
Floor-to-Ceiling Screens: The openings between posts run from the deck surface to the roof framing – maximum screening, maximum airflow, and the most open feel.
Knee Wall: A solid wall built to approximately knee height, with screening above. Gives the room a more enclosed, architectural feel while still allowing full airflow through the upper section.
Hip Wall: A solid wall built to approximately hip height, with screening above. More visual enclosure from the outside while maintaining ventilation – often preferred when the room is used as a primary outdoor living space.
In all three configurations, the solid wall sections are wrapped in PVC inside and out.

Permits
Every screened room requires a building permit. This is a permanent structure with a roof and walls attached to the house – there are no exceptions. In our experience, engineered stamp plans are typically not required for screened room projects, but we have licensed engineers we can bring in if a municipality requires it. We handle all permitting for every project we take on.
Can It Become a Three-season Room Later?
Yes – and this is one of the most common questions we get. A composite screened room can be converted to a three-season room later by replacing the screen openings with windows and adding insulation to the floor and walls. If a homeowner knows they want to eventually enclose the room, we can flag that during the design phase so the structure and framing are ready for it. The conversion doesn’t require rebuilding from scratch – it’s a meaningful upgrade to an existing structure.

Electrical - Lights and Fans
Ceiling fans and recessed lighting can be incorporated into any screened room project. We work with licensed electricians to rough in the wiring before the ceiling is finished. As with any ceiling installation, electrical needs to be planned before the ceiling goes in – not added as an afterthought. We ask about lighting and fan locations at the start of every project.
What Contractors Get Wrong
Foundation undersized for the actual loads: The most serious mistake we see on screened room builds. A standard deck foundation is designed to hold people and furniture – not walls, roof framing, and roofing material on top of it. If the footings and posts aren’t sized and installed correctly for the full combined load, you’ll see structural movement, sagging, and in the worst cases, failure. Big-foot footings or helical piers are not optional on a screened room build.
Framing walls and roof without engineering the load path: Every piece of load from the roof needs a clear path down through the walls and into the foundation. Contractors who don’t think through that load path end up with roofs bearing on deck framing that wasn’t designed for it.
Skimping on permitting: A screened room attached to a house that was built without a permit creates problems when the homeowner goes to sell. We’ve seen unpermitted structures that had to be brought into compliance – or removed – before a sale could close.

Can I add a ceiling fan?
Yes – ceiling fans are one of the most popular additions, especially on wider screened rooms where air circulation matters in the summer. We coordinate the electrical rough-in with our licensed electricians before the ceiling goes in.
Can I convert it to a three-season room later?
Yes. The framing is built to support that option. Replacing screens with windows and adding floor and wall insulation is a practical next step for homeowners who want to extend the season. Knowing this is the plan upfront allows us to design the structure with that conversion in mind.It depends on the system. DrySpace installs from below and is specifically designed to be added to existing elevated decks without removing the deck boards above. A rubber membrane, by contrast, installs above the joists – which means the deck boards have to come up first. We evaluate the deck’s framing and conditions during the consultation to confirm which approach is the right fit.
How does composite compare to pressure-treated?
The composite room requires virtually no maintenance – it stays looking like it did on day one. A pressure-treated room needs to be power washed, sanded, and sealed or stained every two to three years. Both are well-built structures; the difference is the upkeep commitment and the aesthetic. Composite tends to be the right choice for homeowners who want the room to remain maintenance-free.
